How to obtain Greece Golden visa by investment in property?

The Greek Golden Visa allows non-EU nationals to obtain a five-year renewable residence permit by purchasing qualifying property.

The current property investment thresholds are:

• €800,000 in high-demand areas, including Attica, Thessaloniki, Mykonos and Santorini.
• €400,000 in most other areas of Greece.
• €250,000 for special projects, such as converting commercial property into residential use or restoring qualifying listed buildings.

There is no minimum stay requirement to maintain or renew the Golden Visa.

Eligible family members may be included, and permit holders can travel within the Schengen Area.

The Golden Visa remains tied to the qualifying investment. You must normally keep the property to renew your residence permit.

After 5 years, you do not qualify for Permanent Residence.

Also If you sell the property after five years, you will normally lose the right to renew the Golden Visa unless you:

• Make another qualifying investment; or
• Have already obtained EU Long-Term Resident status.

How to obtain Permanent Resident status in Greece?

EU Long-Term Resident status is not granted automatically after holding the Golden Visa for five years.

To qualify, you must have genuinely and continuously lived in Greece for five years (183 days a year ) and meet the relevant absence, income, health insurance and integration requirements.

Once EU Long-Term Resident status has been granted, your residence is no longer tied to Simply holding the Golden Visa for five years without actually living in Greece does not give you permanent residence.
